Or, as manufacturing certainly tends to go, if my current gig dries up before then I'd like to be far enough along in real estate that I have the option to pursue it full time rather than looking for another corporate job.I live in Youngsville NC and I have some land nearby that I am pulling together data on to decide how best to develop it.

That seems pretty "incompetent of basic real estate knowledge" to not have your powder dry and be 100% levered if this is your expecation.

I grew up in Edison Park, and we had an active bar/restaurant scene as Park Ridge is a dry community.  

It would be nice to have that set up in advance of a real estate crash or a drying up of money from the banks.  

There is a dry cleaners at the bottom of the mixed use and potential to add apartments up top.

They did complete dry out and sanitized the area .They covered the area with plastic with zipper access.

Hello, about to buy my first property (in Texas) and the lender tells me all of a sudden that we need hazard insurance and general liability and excess (umbrella) liability insurance within the next two days to close on time.

The  junior (sometimes referred to as the 2nd mortgage holder) will drive the bid up because  the jr lienholder is entitled to the excess sales proceeds above (the judgment amount of) $25k.Would competitors bid as high as (or very close to) the AVCompetitors should probably bid based on the average retail value (ARV) ... not the Assessed Value. 

New development is still an 'opportunity', but there are fewer and fewer bigger fools available in markets that regulate landlords so excessively as it is.What I would be more interested in is how the 18-hour cities compare.
