Why go through all the trouble of sourcing and leasing up rental property only to have your acquisitions be temporary leases and lose out on all appreciation the property experiences while you're operating it. 

In my experience this kind of thing can get out of hand very, very quickly.]2.

But the majority of the time, doing the active diligence can ultimately provide the best experience for any placed tenant which in turn will ultimately help yourself, if a property manager, maintain a healthy relationship with your portfolio of owners going forward for them. 

We hope to have a few more years of experience with it before we have to decide whether to use it in more houses or not.

It's been my experience that people talk a good game, but get serious alligator arms when it comes time to reach their checkbook.

If you are not familiar with the title search procedure, you should seek a professional with experience.

The Capex is a percentage set aside based on nearly 30 years of experience and my current property inspections.
