And, the best way to get that done, again, is to make it easier for the owner to get rid of these problems - than not to.Squeaky wheel strategy. 

I would sent them a nice letter telling them how much you have enjoyed having them as tenants and that you would love them to stay but as market prices have gone up so have your potential expenses on durables (appliances, roof, ac, Etc).

Plus not only is it way more durable than laminate, but if they did manage to crack a tile, you could pop it out and replace it.

Hi @Matt R.Those 2 I am selling are in areas with really high RE taxes and I am just spinning my wheels.

No spend every dime you make having a good time then cry about how hard you worked all your life and get government housing, food stamps, a ticket to the local food bank and meals on wheels.

Add a bit for quarter round and some elbow grease, and you have awesome looking, durable floors for bottom basement prices.
