While I have been interested in real estate for a while about six months ago I made a decision to go full tilt into the process.

As regulations continually change it can feel like we get boxed into certain decisions but it is good to think outside of the box.

Man, if I was a decision maker at Zillow I would certainly want people to think that.

I agree selling without a tenant in a property will get you the highest return since those looking to buy as a primary residence will pay more than an investor who is using numbers to make a decision. 

Where I come from, rents on the first floor and 2nd floor used to always be less than the first floor.Run your rentals exactly like a business should be run and leave the love, emotions and crazy thoughts out of your decisions. 

Never get involved in any type of deal where someone else has control of decisions and your cash.

I definitely wouldn't want to make a decision without diving deeper and getting more specific and accurate rehab costs.

Hey Larry,I agree with @Will Barnard - it's a personal decision but house hacking has an extremely high ROI.
