How did you find this deal?

If you can't locate a GOOD PM with a proven track record, then you should discard that market no matter how promising the deals look.

Hello guysReno got costly on this last BRRRR deal.

Spend the time into networking with other experienced investors and sourcing deals. 

We just closed on a $9,000,000 deal yesterday because our broker knew what kind of assets we like to buy.

There are plenty of off market deals, we provide that to our investors but you have to first know what you are looking for.

And right now, I am looking at a deal that looks promising but number isn't that great but also not that bad.

I sit on the Board of Advisors for FTF, and have invested in more than a half-dozen deals (average investment of $25K) in the past 18 months. 

I wouldn't consider it risky if you properly understand how to underwrite a deal.

@George Lods, clearly this is all anecdotal, since we are talking all hypotheticals, or at least not deal specific comparisons.As others noted, there are a a fair amount of efficiencies you can get by building a duplex versus multiple standalone properties.
