One of my customer told me about it.

She's been a renter for 30 years, just happens to be on disability for a mysterious degenerative bone issue - notwithstanding a picture of someone morbidly obese having anything to do with her situation - and knows enough to get an advocacy group involved.

I keep picturing myself adopting at some point.

QIs need to have the technological reach and available customer service to handle non-face to face closings. 

I'm wondering if I should make each property a customer or a job, and curious if anyone has tried each way.

So in this situation, if they had to foreclose, they may be picturing the long, expensive process of needed to evict a few "residents", and then the haul-away and disposal costs for a couple of large pieces of "debris", before they would have a marketable piece of land to liquidate. 

How many deals has your average customer done with you?  

As an Investor-Agent myself, I have had several conversations of this topic with my clients and customers.

(Going forward I'm considering adding a clause to mgmt agreement to specify before & after pictures + itemized invoices.)

Nothing thrill me more than painting a verbal picture through a listing or being able to sell the home through the photos before you end step foot in the house.
