The government is huge, tenants have more rights than than a pedestrian on a school crosswalk.Unfortunately, it's hard to hand money to our landlords for their nonsense when we know we can do a better job.

To get a bit philosophical this is a great example of how government, regulators, big banks etc. make thing difficult just for the sake of making things complicated.If you could not cash a check that was posted dated, or the bank had to hold a deposited check until the date, there would be no issue here.Also what an eloquently simple solution to making sure you get a payment to someone on time without having to worry about the funds being available when you send the check.

I still adhere to all the usual tenancy checks and screenings.I totally agree with the statements about looking for higher class tenants HOWEVER Las Vegas is a different market and my property is near Downtown in a low socio-economic area.The A++ tenants with college degrees aren't looking to rent in this neighborhood.I am personally dumbfounded by people who don't have a spare $1000-$2000 tucked away however my experience in the USA, what I've read and what I've been told shows that many people are living from paycheck to paycheck and don't have any savings.5 of my tenants in the USA get disability or some sort of monthly check from the government.
