Around an 8.25 CAP, big value-add property which renovations/parking lot/covered parking etc...In my experience - you need to find an agent or broker to work with who is well connected in that asset class and can bring you deals.

You should consult with an SEC attorney and for your non-accredited investors, I would still structure it as closely as possible as you would for accredited just so that you have sound terms and all the legalities covered.
