First you schedule a walk thru of apartment so you know if you want to renew them or not,, crappy house keeping,, what ever is almost good enough reason for me not to renew.Download a lease renewal form,, give within proper notice period,Raise rent if it warrants a raise, you need to market check your area.. 

We included info in the letter that we would take her to small claims court if she didn't pay us the balance.After two weeks, we were preparing to send a second and final notice but, SURPRISE!

Investors started noticing and thinking "why should I pay $2 million in one nowhere place when I can buy in a slightly farther nowhere and save $1 million."

Usually with enough notice you can make some changes to the lease, you would have to check your lease to see what limitations there are, if any.

Hi I found a couple of distressed properties in my area with notices on them.

I'd say an estimate of at least 10% Capex/Maint is more common in evaluations.

My first question, is: Is it common to find a 30 year Finance on an investment deal?

Is it common to give experienced developers such a premium for their sweat equity?
