Hi @Eugene Carelli first off I would definitely talk with a real estate attorney/CPA so they can help you with your specific situation.A good amount of the investors that I work with choose to have one LLC hold a number of different properties.

Zelle looks interesting but it limits amounts sent to 500 a week unless your bank has other limits.

For this reason, we establish set guidelines up front and then follow them. if we are within the guidelines, we do not seek additional approval for accepting tenants, drafting leases, repairs under the scope amount, etc.

We are purchasing the property for $1,050,000 and doing $250K worth of work to it, hence the aquisition price of $1.3mil, but then the loan amount changes, so this is an imperfect analysis.
