Real estate is exciting with many different niches and strategies, so it's easy to get distracted by the next big thing or trend.

However, in this new housing landscape, some trends are emerging that homebuyers, brokers and real estate investors need to keep both in mind.MORTGAGEMortgage rates have been low at the beginning of 2016, stimulating a large number of applications for a loan, according to the Mortgage Banker's Association.

Seems like with all those numbers out there, there should be more ways to use them (like finding useful trends in one are compared to another).  

I have no doubt the trend would continue....

I don't have much to add, however my only thoughts are to possibly consult with a Realtor to get advice on market trends, CMA's, average time on market, and just to be safe rental trends as well.

A recent trend out here is for Inspectors is to provide Sewer Scoping as an up-sell, which opens them up to more liability.

Is that figure trending upward or downward? 

Let them know your parameters and ask them for data when they pitch a property to you - neighborhood trends, income, crime, etc.

Any thoughts on the pricing trend (impact of oil price), "temporary" strategy or introductions from other folks in Houston would be much appreciated.Many thanks,Trevor

The flipping heat has passed and now on the down trend while facing inflation and extreme low rental yield made me feel to get out of this country.
