I'm going to use the term "Silicon Valley" right now just to increase the probability that some software engineer who wants to be a millionaire reads your post & decides they want to fix the mortgage industry. 

Made huge tax incentives for industries to move in here and create jobs.

I work in the financial services industry and for the last year or so have become increasingly interested in owning real estate in particular rental properties.

Although my management experience and leadership skills are marketable, the law enforcement skills are industry specific and my age is an immediate deterrent for many companies.

When we got out of the industry, we invested in a new business that is still running and profitable.

I do not have any formal training just history in the industry and construction. 

The industry and technology will solve this problem in the long run.  

That is why I believe real estate investing is the industry for me.

My next feasible option would be the BRRR strategy, but that is dangerous here as the entire area relies on one industry for its economic prosperity, coal.
