@Landon Bleau is right...it's not about the number of units but about the SF...plus add for the extra kitchen and bath(s)And your numbers look a little light to me.

Maybe low flow toilets and new low flow shower heads, LED lights, rainwater capture system and cistern to use that for landscape watering.

Potentially a temporary solution until I can discuss wiring for outdoor cameras and flood lights with electrician is the WYZE wireless battery operated cameras.

I am thinking about doing going big or quick and easy...Option 1: "light rehab" of paint/cheap floors/etc.   

Potential for BRRRR strategy to renovate kitchens and bathrooms (20-25K) in future and would like to transition to electric heat and have tenants pay their own heat and lights in future.
