There are seriously cool rental units popping up Intown all over the eastside Belt LIne (Old Fourth Ward, Poncey Highland, Cabbagetown, etc) where you could enjoy Atlanta while learning about areas for buying .Don't discount the hassle & time investment of crossing through the middle of Atlanta on I-75/85 twice a day during rush hour.  

Plumbing snake floor drain $250.00, HVAC new water tank $650.00, swept floor from flood, cleaned carpet $150.00 and HVAC installed new blower $295.00.

After a relationship is proven and the borrower has a few deals under their belt 2-10 is certainly a possibility depending on locations and the risk involved.  

I look forward to possibly doing more of these in the not so distant future, now that I have my first one nearly under my belt.

The important thing is: I will have a turnaround project under my belt, so the next deal should be a lot easier...as will raising funds to purchase this one in 3 years (I hope!)

Let's suppose you had a half dozen real estate transactions under your belt.

IMO you could easily see your net rent cut in half.I am not a fan of your rust belt cash flow play.

Once you have a project under your belt, you should be able to qualify by yourself for your next GUC project. 

Its price appreciation is worse than rust belt markets like Albany, NY and Harrisburg, PA. 

For my second deal, I'm super ambitious to get it under my belt.
