Looking for a Second Deal During the Pandemic...What Now?

Hi All - thank you for your time

I'm reaching out for advice.  I've read, and learned a lot about finding that second deal and making the money work harder than the first.  I have a good budget, the approved financing (private lender), I've been reaching out privately to local owners to find those off market deals, and direct mailing happening to properties that I'm interested in but seems like this process is going to last longer than I thought.  For my second deal, I'm super ambitious to get it under my belt.  I view it as a "Prove it again Ethan" thought process.  

Any advice for keeping the eye on the ball during a time where networking is limited and opportunity is somewhat self discovered?  Am I approaching it the right way by investigating tax records and looking up owners on properties in the area (yes I'm actually doing this)?
