I obviously want to limit the liability if someone were to sue etc but opening a llc for every property becomes a pain and a nuisance to keep track of for every property. not to mention the time it takes to create an llc.

It also is a pain for move ins and move outs as the old tenant still needs to be tracked and the new tenant needs to take their unit number.

There are e-mail companies like e-blast and mail chimp etc. that used to have databases of agents for an area.You can purchase the lists but these days servers block you as spam sending out volume.

I just put a contract on a lot zoned as a single-family, located on a block with other duplexes, one is actually next door, and put a contingency on the contract that the sale will only go through if I can get it rezoned to multifamily.I'm looking at building a duplex on the lot, and was wondering if anyone has had any past experience with the steps involved in doing this.

Give them the nearest cross streets / intersection, and ask if they are familiar with that neighborhood; if not, tell them to drive the block, and if still interested to get back to you.
