I mean I had not heard about it as a viable market and I have a pretty good idea of most of the viable markets in the country.. so right there I am thinking wow.then I had done a ton of deals in the deep south and the same homes that were worth 20 to 50k in Memphis were selling for 200k in Charleston same house same condition.. and none cash flowed.. so I knew right there that these were basically all being sold to owner occs and that's where the real money is made in the flipping business unless your going to be a high volume turn key company.So then I am following Boeing pretty strongly being a private pilot.. and I understood they had battery problems with the 787 but they got those worked out..

@Joel Pash Joel, I need to know more details to help you with "Estimated repair cost".

I am in need of a contractor in Carlisle, Arkansas, or someone who will travel from Little Rock to do some HVAC and Plumbing repairs for me. 

Damages are in the 30k range and repairs takes 2 months on average.    

At the same time I guess those HOA fees could just be put into a future repair fund for single family homes.

You have to make sure the person or company over the association is not siphoning money and is also being a good steward of the funds balancing the budget and tracking repair items.Special assessments could kill your cash flow model.

It will be reported as rental income.You will also be entitled to take ordinary and necessary deductions used to upkeep the rental business which includes items like repairs, utilities, mortgage interest, real estate taxes, depreciation etc.

I have a security deposit to cover this but wanted to check to see if anyone knows an efficient and fair contractor to hire for a crank window repair services.

4 - If the answer to #3 is yes, during that 20 year period, what extra costs are added to the total based on repairs, etc...that also must be caught up before you break eve...and start to actually make money?
