I rented the spare bedrooms out of my SFH in Cleveland for 3 years.

If it’s close to 90, I feel better; if it’s 80 or below it’s a management issue or the local economy is not doing well.In an ideal situation, more than 50% of the units on a property are 2-bedroom or more.

I have a property in Daly City, less then 5 minutes from SF, which is currently being rented out by a family upstairs and has recently been vacated in the separated downstairs garage area, which currently has a permitted bathroom and (I believe a permitted) bedroom.

I intend to update it to rent standards (all cosmetic repairs I intend to do myself-wish me luck) and live in one bedroom while renting out the other two.

It has 3 bedrooms 2 baths and 1 garage on each side.

Hi Greg, thanks for the feed back, and yes you are right, now I'm  not a professional landlord, but I've had 2 other properties there one of which I still own one and I also didn't have any problems placing tenants, the principal of the high school there has been living in the one I currently own there for 2 years now, the work being done is pretty much a total remodel kitchen cabinets, bathrooms remodels,replace the sheetroock in one of the bedrooms re-texture the walls, get rid of a gas fireplace, new flooring, painting interior and exterior light fixtures and add a central heat and air and is a 1300 sf 3/2.The people who lived there were just not clean at all and they just didn't care for the property. 

Fha loan, $5000 total got me the keys. 3 bed 1 bath with unfinished walkout basement I live in 1 bedroom, rented a room out January 1 for 400 a month furnished all bills included, so far tenant is good.

A bedroom door was relocated to a newly made location(same door), from with the cut out I imagine was used to fill the old opening.

Property is in a good spot of town, 5 minute drive from the local college. 2br with a basement that has room for either 2 additional bedrooms or 1 bedroom and a kitchenette space.

This one bedroom for $1600 per month with all terms laid out.
