My definition of a good tenant:Has stable employment in a market segment that is very likely to be stable or improve over time.Pays all the rent on scheduleTakes care of the propertyDoes not cause problems with neighborsDoes not engage in illegal activities while on the propertyStays for many yearsMy number one concern was tenants that would stay employed even during a downturn.

I would much rather work alongside a professional real estate agent or someone already in the world of real estate investing to gain knowledge and get some real-world experience.
