Items you'll need to factor in are: roof (metal is great), heating and air conditioning units, hot water heater, plumbing and cosmetic items.

Proposed construction listings or air houses as they are sometimes called are very difficult to sell in most markets unless you are in a super hot area.

Also, one issue we have faced with our OKC property, sense moving away, is that we are limited to the Air BNB style of renting; and that gets harder to do from far away. 

From the land lord's point of view, boiler heat is probably superior to forced air, but a bit more expensive to repair than either forced air or electric baseboard.

Transferring your personal res to a BS LLC may also screw up the best tax advantage known to humankind- the 121 cap gains exclusion.Hope your quitclaim here and quitclaim  there, put your hand in the air doesn't screw up your title chain when you go to sell, your hazard or title insurance, etc.
