You may get some money back or (more likely) you will never see a dime but at least it will sit on her credit report and hopefully stop the next landlord from making the same mistake.

Is there another option you see out there where any payments made in advance would count as down payment for the loan purpose?

@Raymond Y. for mortgage pulls I would maybe find a broker in your area that can take the one report they pull and transfer it to the lenders they use.
