I am exploring both short and long term investment as an out of states investor and trying to understand between Cleveland and Columbus OH.I have been learning these two markets are appreciating and have a good cashflow.As I am new to these two markets, I would like to learn which markets are providing a reasonable cashflow while up potential of appreciation for next few years.between these two markets, which ones are suggested?

@Cody FurryOk, there are a few issues here to unpack.1) In the Realtor contract there are probably damages owed to Realtor if you don't terminate the contract in a particular fashion.2) Do you understand that in the seller financing component, YOU are the bank, so they are financing the other $30k with you assuming that they assume the VA loan.

He has a team of people who research everything and they guarntee in writing that title is clear and there are no leins etc.I however wanted to ask all of you here what needs to be researched before buying a property at auction because I take what people tell me with a grain of salt, so I wanted to get input from more people.I understand buying property at auction has a greater risk because you can not inspect it and it is truely as-is, but people are doing it so I am trying to learn the steps needed to take before going to auction.

Hello everyone,Bigger Pockets provided a lease agreement for AZ which has an option for the Tenant to include liability insurance in their renter's insurance.I'd like some advice to help me understand if I need to include a liability insurance amount and how to assess that amount for different properties.Thank you in advance!
