Never have rent collections that drag more than a few weeks.

Hello anyone and everyone, I am new to the real estate scene but I have been reading books and learning through podcasts for the past year in my free time.

It could be great planning if you intend to add more properties.

This property had my heart from the moment I saw the listing, but it took A LOT of work and calculations (and LUCK!!!)

A lot of people are just getting in today and the kickoff party is this evening. 

Sending copies of invoices shouldn't take you more than ten minutes of your time and can keep you out of small claims.

@Heather Loyal  that's too bad I was hoping for expansion and more platforms competing but for owners they don't have much info online.

I really like the Nokomis area a lot - if you're looking at holding onto this one as a rental for a while, I'm sure you'll see some nice appreciation in the coming years too.Just curious, but did you do the full renovation after closing on it, or did it come pretty much turnkey for you? 

So if I do a couple deals with either FHA or a DSCR or something more up that alley… the more likely I will be in the future to qualify for deals that are more structured with OPM/private money/hard money? 

Right now, California would be impossible for me so I am looking into areas where their is a lot of opportunties.
