Me: "OK, but when you tell the appraiser you think it's an $850k house by listing it there, how can you then come back and say the appraiser is under-valuing the property when they came in $50k over your list price, at $900k, knowing that appraisers specifically appraise to a definition of market value that precludes bidding wars, given that it's clear from publicly available data that the $950k price is only achievable exactly by way of bidding war and no other way?

Hi Micah,Normally you wouldn't know what a bank pays for a note because the only thing publicly disclosed is the assignment of mortgage which only includes the original mortgage amount not the note sale price.
