The ROPs are tied into everything - police reports, school records, etc.  

You don't have to get keys back and you can just call the police if they squat or are trespassing...I see you are in Michigan...are you selling this with a land contract?

If you haven't yet taken the class to be certified for this I'd find out when the next class is and get it taken it certifies you as landlord, call your local police precinct and find out when it's offered. 

According to the new Fair Housing Guidelines (2016) it's no longer acceptable for landlords to use "blanket polices" when dealing with criminal records.

Just don't plan on appreciation when analyzing your deal.There is a small area where KCMO employees (police, etc) can live and also be part of the Raytown school district, rather than the KCMO school district.

Or talk to the police about the crime on the block.Boarded up houses often attract bad activities.  

Well I think the first question is did you file a police report, have the case investigated, and had a judge determine that those funds (if any) indeed belong to you?
