You have easy access to Center City via public transport and the city has plans on reformating the plaza at broad and Erie to put in a Marriot and other commercial spaces.

That being said, if you want to talk about appreciation of value in the Jackson and surrounding areas, it'd be worth looking up some news articles on the Memphis Regional Megasite Center that the state is spending like $175M to build near there.

I've been doing work out in Wenatchee for some specialized data center applications which has been interesting -- obviously boutique but still a fun time!

Super affordable housing but no real work centers.

I'm right next to Cocoa Beach and Cape Canaveral.....2 of the attractions are the Space Center (we have regular launches thanks to Space X) and Port Canaveral.

Also, you are close to BNA Airport and Opryland Convention Center, so you can draw more a of a business professional crowd instead of downtown partiers (which I'm sure you prefer with your son being so young).

I personally invest in small multifamily properties around the city center.
