Memphis or Jacksonville for a rental investment?

Hello everyone, I’m looking for your opinion.

I’m in between two turnkey options, both providers are pretty much similar on how they operate but the one in Jacksonville offer new construction properties mainly on class C neighbourhoods and the Memphis one offers older properties ( built between ‘20 and 60’s ) also in B+ and C neighbourhoods, Price ranges are similar with a difference of about 20K - 30K more for the new construction in FL.

Which city do you think is better to invest regarding value appreciation over time, low vacancy % , good tenants, hopefully long term leases and do you think is a better idea to get a newer property to avoid maintenance issues ?

Hi Tyler, thanks for your comment.

I have been reading a lot of good things about Memphis, it seems to be a great place to own a rental property there. Makes sense what your are saying, being larger makes it a bit better to do business in Memphis.
