Modified internal rate of return after 15 years is 9.6%, and would have ~9k/year of positive cash flow starting in year 16.I tried to be really conservative in all the numbers (rent might higher, operating expenses might be lower, and appreciation might be better than 1.5%/year) but how does this property look?

I made the decision several months ago the stop working with them until they got back on their feet, but at this point I am getting to the point to never work with then again even if they do resolve their internal issues,, and they seem to have a many (slow response, poor tenant selection, etc.).

That's OK too, as long as its below your means, and you realize you have to allocate somewhere..If you're doing REALLY great and can afford the big house, shiny car, international travel, etc., then great!!

Once they start constricting due to deterioration of the internal wall of the pipe, your plumber visits will continuously increase.You will find fewer and fewer plumbers who know how to work with lead piping ... and probably none of them will want to repair a wipe joint ... molten lead solder is just not a healthy thing.
