The last thing you'd want is to have a huge tax bill and a failed project.Don't mean to be a debby-downer, but also wouldn't want to see you lose a significant chunk of what you've built up in equity (great job btw). 

I will have around $80k in equity by December so I was thinking it may be a good idea, however, sticking with a good umbrella policy and avoiding all the fees to maintain an LLC seems like the best bet for now.

Not only do you lose out on $60,000 in rent, nobody will want to buy with such low rents, costing you at least another $100k in equity. 

I also have a home currently owe roughly $60,000 in about $140,000 in equity I was thinking that would be a great way for me to get started and with that said really like to find a mentor

For example: if your home is worth $300k and you owe $120k, you have $180k in equity.

Primary residence (US) have $600K in equity/ owe $450K.

The property has earned $40k in equity in the last 4 years. 

Have about 150k in equity.

There would be 90k in equity.
