Fortunately, mine are in places where an eviction doesn't require an act of God, Congress, and a unanimous vote at the G20 :)  I would likely use the same philosophy in a tenant-friendly location as you do.

I read over the other comments here and a god amount of them really do lean towards using what is available to you through your membership with BiggerPockets.

God forbid the guy I worked a deal out with suddenly passes away....

I've had some deadbeat tenants, and I got through it, by God's grace.  

Second we got started at 23 with nothing other than plans of not being stuck entering a second career when my husband retired from the navy (god and navy willing) in 15 years.While we made mistakes, and had lots of learning experiences in the past 3.5 years we have been very successful 5 houses later.
