Most builders "go big" because you get more profit per square foot of fixed cost - land, foundations, electrical wiring, etc costs are close to the same whether it's 1000 sf or 2000 sf.

When I have a contractor walk through the property to give me an estimate, will I essentially have them tell me the mandatory repairs and cost (i.e. roof, foundation, etc.)?

You have to buy more water taps, you have to have the property surveyed and a soils report prepared so the structural engineer can design the foundation.
