Account Closed Just for giggles, does contract state that the property will be delivered with clear title, except for the mortgage being taken sub to and the seller carry back?

@Neil Patel Not in this case -- the owner has offered to deliver as well. 

They delivered a high-quality experience, with marketing materials and customer service frequently only found in the luxury market, which this was not.

Best I would do is pay for all the materials and have them delivered to your place.

The lease will determine what your options are in this case. perhaps a 30-day notice to leave is a thing where you are but here in OHio it would not be an option.Here your options would be for a month-to-month tenant:a 30 non-renewal of lease which must be delivered PRIOR to the start of the last month's tenancy.For a tenant with a valid leaseyou would first have to do a 30 day notice to cure.Now if the tenant is behind in rent, (m2m or term lease) you could do a 3-day notice to leave to start the eviction process.
