I am an attorney with some real estate brokerage transactions under my belt. 

We're about to do a pretty complex commercial renovation and build/convert a old hotel into a bed-and-breakfast...we're looking for funding over the next 3-months or so...SDIRA never crossed my mind.

An important and relevant note is that in Relationship Wholesaling, once you complete your assignment agreement to another buyer, YOU continue to be 100% of the face of the transaction to the Seller...you don't hand them off to your buyer and walk away. 

Specifically, are they a sophisticated seller with the means to maintain the note that will result from the transaction?

Utilizing some of the technological resources out there (shared calendars, project status updates, clear email chains) to keep all team members on the same page for this project has been key.

After reading countless numbers of books, listening to podcasts and meeting with vets, it was a sigh of relief to complete a full transaction. 

Is there a faster way out there, that Im not aware of, then just sending a letter out to each house that looks run down from the outside and crossing my fingers??
