What I suggest is that you do a full analysis and rate of return calculation for hypothetical investor or investors that would come in with you on this deal.  

Lou,If I run my analysis and I see the standard $100 - 200/door I tend to think that is a good deal, and warrants a very close look see as to why.

Obviously depends on your risk tolerance, but if you buy right so that you cash flow properly (plug the BP rental analysis tool) so you are saving for expenses and still cash flowing, and you have some cash reserves, I would leverage as best as appropriate.

What figures (income and expenses) must I include in all my analysis??

I would never buy a deal where the financial analysis doesn't make sense.
