I thought they take 5 days to make sure it can’t be reversed  If the tenant used a credit card all it takes is a single phone call to their credit card company and it’s reversed and it is on the landlord to prove it which can be difficult. 

Who does this affect, it affects the loan officer that gave you the loan, that loan officers company, the investor that the loan was sold to, and also the aggregator that bundles up hundreds of millions of these loans to sell off to Wall Street as mortgage backed securities.For the loan officer and their company, they will be made to pay back 100% of all the money they made on the loan plus a $3000 - $5000 admin. fee to the investor it was sold to.

So I had the city disconnect their electric and water, and I gave them the phone number of someone else that was doing their very first STR.2 problems solved.
