Doesn't change anything, but certainly could be a huge game changer if one were not aware of it as I was.

As for work load, on a dozen units if there's no turnover it doesn't even average out to an hour a month for us.

The mantel is also a rough wood that I suppose I could paint but once that is done, it's done and if it doesn't turn out good then....Some ideas after looking at what others did were to have stone put over the brick to give it a lighter color and more updated look.

Sounds easy enough but the bank doesn't want to play along since this is now an investment property.  

I was hoping to use the BRRRR method to purchase, rehab, and refi but the property is in good condition and it doesn't make since to do luxe cosmetic upgrades because the neighborhood doesn't call for it yet.

@Kevin RodriguezYou could also increase the rate a little, do lender paid MI so it doesn't show up as a separate  component of your monthly payment and then get a better deduction on your income taxes.Stephanie

Don't invest in Europe.It doesn't work like in the US.Prices are way too high, rents too low, they will tax you to death on rental income(Portugal is 28%, Germany is 40%) and there is red tape from here to Mars.

This benefit doesn't "get cancelled out" through an IRA or 401k; it's just that (unlike non-retirement account entities) these vehicles don't have any taxes to pay in the first place.
