I hang up the phone and tell the buyer...I will give you until end of day Wednesday...I gave the lender one day longer because something was telling me.AND THEN....ON the following Monday I get a frantic call from the buyer....underwriting is kicking out the deal...he is flipping the contract to a copany that he is part owner in and they wont allow it.

After the refi I wont be able to pay the fix and flip loan fully off, but I want to keep it because it has great cashflow.What would you do in this situation?

Best to have it vacant then rent to tenants who may destroy your property or who cannot pay the rent.

Especially someone who is holding up their end of the deal - not destroying the place and paying rent on time. 

Fact is, there is plenty of wood in a block home (interior walls, roof system, etc) and I've seen block homes where the roof trusses and rafters were completely destroyed by termites. 

My husband own our house so it wont affect me there.

Lesson learned, I wont divulge all my plans to a stranger next time.

If debt to income is not an issue at all, then refi when you want, wont matter other then trying to save money ASAP and get rid of mortgage insurance on the rental ASAP!
