Cmon in the water's fine and there's always room for good QIs in the industry but you won't be able to do exchanges for any of your clients.And there's a little more to it than just the right docs. 

I once had a hot water heater die and I had to wait six days to get it fixed.

It wasn't worth nearly that amount, but I think they found a buyer in the $250k range (still way overpriced for its condition and rents).  

When is the last time you got a quote for something where the quote was a range that the actual cost was not at the upper end of the range?
