What area of real estate will you be focusing on?

Assuming you have lots of flips available to you, you could focus solely on that if that's your jam, or you could slow things down a tad and BRRRR, buying fewer properties and spending part of your time (and capital) being a landlord (or managing your property manager).

I'm slower at a CMA than a seasoned vet, but I bet there are some long-time Realtors who have focused on buyers and never really cared to master a CMA.

Hello - I wanted to see if you folks knew of any other podcasts that focus on Lease Options/Rent To Own, Subject To...I currently subscribe to Joe McCall (Real Estate Mastery) and Chris Prefontaine (Smart Real Estate Coach), they are both great, just curious to see if there was anything else out there. 

For example, should I focus on looking for attorneys, mortgage brokers/lenders, accountants, and insurance agents within the market I am looking to invest, or would it be more wise to keep them closer to my home?
