I have not had much issue renting units in the winter -- what I've found is that fewer landlords are advertising rental units so the people that do want/need to move in the winter have fewer choices and mine is one of the few.

Personally I feel newspaper advertising is a waste of money - I don't think too many people read the newspaper anymore and the ones that do are older and probably not who we are marketing to.

It is not a kitchen remodel, just the countertop needs to be addressed.Tenant is movng out mid Feb and I started to advertise and already have people wanting to apply with only seeing the pictures - I don't show property until tenant moved out as a policy.
