One of the complaints I have often heard is that most real estate agents are only concerned about retail buying and selling customers who will probably only have three real estate transactions in their lifetime.

Step 1 is ALWAYS downloading your state and local LL/tenant laws, putting them in a three ring binder and reading and knowing them.Step 2 is taking Fair Housing Training, either on-line or in person, so you do not violate the law and get sued. 

For Finishes I have three prices (Budget, Moderate, and High).

Often you hear things like "this property won't be available for more than 48 hours", this may be true, but being pushed into buying something before you have all the info raises your risk substantially. 

I spent 30+ years in Washington State and have had some involvement with DSHS (although not with housing).My advice to you: 1) Everything the state does takes three times as long as it should and three times as much paperwork as it should.  2)  You will probably have to attend some indoctrination -- I mean class -- either on-line or in person.  3) Your tenant will be endlessly "educated" on their rights and will have free legal representation. 4 ) Just when you think you know the rules and try to play by them, an administrator will come up with an "ETR" -- Exception to Rule.

Hello,When serving the 3 day to pay rent or quit notice can i serve it on the day the rent is due, or do i need to serve it the following day?Property is in California.Appreciate the responsethanks,

There were three properties up for sale, one of which was cancelled.

We have had a lease signed two weeks before old tenant moves out and given ourselves three days for cleanup and moving in the new tenant.
