I have had my problems in the appreciation markets (tenants trashed the place and stole all the appliances) and the cash flow markets (hail damage, trees falling on houses/cars etc. )I wouldn't say one is "better" than the other, but I do believe I diversify my risk by being in different markets.

However, we do not allow tenants to prune our trees and bushes, as these are foundation plants that require a higher level of expertise than most tenants have.For our multiplexes we assume responsibility for the yard care/snow removal and factor it into the rent.

Storms, hail, snow, high winds, tree branches in contact with the roof, not to mention tree branches falling on the roof and tenants climbing on the roofs.Maybe the inspector missed it but maybe the roofer is looking for a payday.
