If you are new I’d spend the next 2-3 years saving money building up credit and learning via reading and podcasts to figure out what you want to do in real estate, flips, buy and holds, buy notes, private money lending, or anything else because there’s dozens of ways to be in REI.

@Kevin Riven because in Phase 1 you can get decent deals and lending is plentiful, in Phase 2 the properties you own or will purchase are about to increase steadily in value, in Phase 3 the properties you own or are about to purchase might decrease steadily in value, and in Phase 4 the properties you wish you could purchase will be very difficult to acquire since lending is almost non-existent.

If they go into something like .a REIT, or a LP syndication, or out of real estate into a passive market then they lose a substantial amount of that gain to the tax man so it's no longer working for them.

I invite you to shift your mind set from recourse loans ( the ones you’re referring to) and start considering non-recourse options, which will take you the syndication route.When I started thinking about syndication, it took me a while to let go of my preexisting beliefs of having to control every single step of the process, including fully controlling the property.
