The fact that you spent the money on an LLC and got a credit card for it before you had a plan is baffling and concerning to me.

at least here in Florida on the second page it has a check box that establishes that unless the box is check , seller must deliver property free of tenants ,  and occupants and future tenancies..See if you have something similar on your contract and if you left it blank then your are safe and can fight that back.

This is somewhat involved, but well worth it.  90% of your day, spent on REI, should be spent doing market analysis.

There is a ratio of returns vs time spent and that is going to depend on how you want to spend your time.
