I like the solution above - continue to pay rent until it's released.

I then used closed cell spray foam to ensure that it was encapsulated from the interior.I am not saying this was the best solution, but what I did.  

Will it pass fire code, and sprinkler pressure tests, monitored fire alarm, etc?

Phillip:We use a variety of liquid, moisture, and humidity sensors with our building monitoring set-up to detect leaks (or when a bathroom fan or the HRV needs to be switched on) and have begun incorporating them into our renovations.That said, with the exception of humidistats on bathroom fans, the best offence we've found is prevention.

they just get the transaction to close it will be up to the buyer in a sub to deal to monitor the first in all aspects  payments insurance escrows etc . the TC is NOT providing servicing functions.. in all sub to s I have done we of course service our own and I have about 200 of them I have done and my dad back in the 80s did over 1000 of them..

Usually a fiduciary uses the same escrow person over and over.Could also monitor the journal of record, which is where the sales are required to be published to notify the public, again, whoever appears there the most is the player. 

I would say that there is probably a better solution than buying D-class headaches.
