If the PR is also an heir, preferably sole heir, and does not reside in the property, you have a decedent chance of acquiring prior to her listing w/agent in MLS.It may be an investor-type who acquired an heir's interest and is probating to clear title.Of course, there are a lot of 'what if's' that you could drive yourself crazy by dwelling on.

A wholesaler basically sources the property for an investor and receives a "finders fee" for their work once the property is closed on by said investor.

Appreciation is a bonus, but we won't buy in an area that requires our purchases to be solely for appreciation purposes. 

I sourced a replacement (about $50.00) and installed it in 10 minutes.

There are companies who solely do foundation work/house leveling.
