I use it myself when I travel and love the concept.

Don't forget to also search for "addendum" for those 'other' areas of special concern:  appliances, animals (pets), smoking, utilities, etc. 

If you're trying to rent to students, flight attendants, travelling nurses, etc. it's a good idea to provide furniture.

However, is there any way to help determine who is just blowing smoke vs. those who really know their stuff and can be trusted? 

Can't tell you  just how many people travel that road both going south and north to the Bay Area.

Private investor initially, then after the appraisal, potential FHA loan from a local bank as it IS our primary residence--we just happen to be traveling constantly because my husband is a cinematographer. 

I do like to travel as well, but  main reason is for investment.

@Steve Vaughan  or buy them coffee or a beer  LOL.I had one wholesaler newbie here in Pdx who apparently fell into what he thought was a smoking deal and it does happen.. he hits me on BP.. but won't give me the address or asking price.He wants to meet me first etc etc... we went back and forth a few e mails.. then he says meet me at this cigar bar but the drinks have to be dutch as I am on a budget..
