Getting started on first investment property

Hello just joined BP

This year I decided to changed my life.

Been working at banks for 6 years, making a good living but wasting all of my time. I would love to break free from the 9-5 life.

I currently own a house I purchased with my wife.Together we would like to invest about 10-20K to start some cash flow and build up from there.

What would be the best way to start?

I looked at foreclosures,maybe using FHA moving to a property or duplex and renting my house out.

Or should I start smaller with 2 bedrooms apartments.?

What would be the best way to start building my cash flow ?
