Everyone knows that Capital Gains can be put into Opportunity Zone Funds to defer taxation for 7 years.But what about if you have a mix of gains and losses -- can you elect to treat the gains as gains and invest in OZ Fund to enjoy the deferal AND treat the losses for separately and carry forward to offset additional later gains?

My lender called it an "all hands on deck" situation.Also if you wanted the seller to do or complete any repairs before closing, it's going to be hard to get contractors out to do those so you might have to settle on a credit instead (which can be better if you can get the work done cheaper - though then you have to manage it of course, instead of just having it be done).Closings aren't happening face to face any more; many are "document closings", where the parties come in at different times and sign things separately.

While I'd be shocked if this is the case, if all the owners in your market pay for garbage in SFRs, you'll be at a competitive disadvantage if you try and have the tenant pay.I don't necessarily think you need separate accounts (we'll leave security deposits aside).
