If you are looking to grow your portfolio and stay in the residential space I would definitely be an advocate for the HELOC.

I pay myself an annual salary and have 2-3 hourly employees along with a growing group of agents (ICs).

However I am currently trying to do some Market Research in order to focus down on a few zip codes were I can start marketing and grow a niche.

Was listening to a podcast recently, cannot remember if it was BP or Carrotcast, but the guy was original from Brazil, and interestingly enough, based in Dallas, and investing in MF like a madman.
